What These Hazards Are
Flood refers to the uncontrolled presence of water inside a building—whether from external sources (heavy rain, storm surge, failed drainage, overflowing rivers or lakes), internal failures (burst pipes, failed water heaters, backed-up sewage), or groundwater intrusion (rising water tables, failed sump pumps, foundation cracks). A flood damages or destroys property, compromises structural integrity, renders electrical and HVAC systems inoperable, creates slipping and drowning hazards, and contaminates surfaces with mold and biological material within hours.
Fire is the rapid oxidation of combustible materials, releasing heat, smoke, and toxic gases. In buildings, fires typically originate in electrical systems (short circuits, equipment failure, arc faults), heating equipment (furnaces, space heaters, fireplaces), cooking appliances, or deliberate ignition. A fire kills occupants through smoke inhalation and heat exposure; spreads through walls, attics, and ductwork; and can destroy a structure completely in under an hour.
