Chapter 1: Why Most Approaches Fail — and What Actually Works

The real reason most house hacking attempts fail is not what you think. It's not a lack of money, a bad market, or even a lack of courage. The most common reason people fail is that they are following advice that was obsolete five years ago, from sources that have never analyzed a deal for you, only for themselves.

The standard advice you hear everywhere is deceptively simple: "Buy a duplex, live in one side, and rent the other out to pay your mortgage." This is not a strategy. This is a slogan. It assumes the property is priced right, that your financing will provide a positive cash flow, and that you will naturally know how to find and manage a tenant. Each one of these assumptions is a graveyard where a novice investor goes to die.

I have sat with dozens of prospective house hackers, and over 80% of them make the same mistake. They fall in love with a property before they run the numbers. They walk into an open house, see the original hardwood floors, and start mentally placing their furniture. Then they find a mortgage calculator or a landlord friend who tells them "rents cover the mortgage here." They buy it. They move in. And during the first unexpected vacancy, their savings account gets gutted faster than you can say "capital expenditure."
