Chapter 1: Understanding HVAC Controls
HVAC controls are the logic layer that sits between a building's heating and cooling equipment and the conditions inside. They do one core job: measure what's happening (temperature, humidity, occupancy, outdoor air), compare it to what should be happening (the setpoint), and instruct the equipment to turn on, turn off, or adjust output to close that gap. Nothing in that sequence is accidental, and nothing happens without a control system deciding it.
To understand why this matters, consider a real scenario. A five-story office building on the East Coast has a variable-air-volume (VAV) system with a central boiler and chiller, ductwork, dampers in each zone, and a thermostat on every third floor. On a 45-degree morning in October, the outdoor air is cool enough to heat the building through ventilation aloneβno boiler needed. But if the thermostats are set to 72 degrees and no one is telling the boiler to turn off, it will fire anyway, dumping thousands of dollars a year into the ground. A properly configured HVAC control system prevents that. It reads the outdoor temperature, calculates that outside air can satisfy the setpoint, commands the dampers to open and the boiler to idle, and lets ventilation do the work. That single decision, repeated hundreds of times a year, can trim 15 to 25 percent off heating costs.
