Let's get the ugly truth out of the way. Most real estate investing advice fails you before you even make an offer. It fails you because it asks you to solve the wrong problem. The advice usually goes like this: save your pennies, cut your expenses, wait for interest rates to drop, and then be ready to put twenty percent down on a property. This is the conventional wisdom, and for the middle-class professional trying to get ahead, it is a mirage.

Think about the math of that advice. If you are making a good salary of eighty thousand dollars a year, but you are living in a city with a decent cost of living and a property costs two hundred and fifty thousand dollars, you need fifty thousand dollars just for the down payment. Add in closing costs, and you might need sixty thousand. Saving sixty thousand dollars when you are paying rent, car payments, and trying to build a life takes years. And during those years, rents increase and property prices increase faster than your savings rate ever will. The goalpost keeps moving. You are playing a game where the house always wins because the bank wants you to be rich before you can use their money to get rich.
