Chapter 1: Why Most Approaches Fail — and What Actually Works

You have done the reading. You have listened to the podcasts, watched the YouTube videos, and even run the numbers on a few properties. You know the terms - cash flow, cap rate, appreciation, BRRRR, house hacking. You have a savings account with a modest down payment, a decent credit score, and a steady W-2 job. By every superficial measure, you are ready. Yet, you are still a renter, and your property portfolio is a spreadsheet with theoretical deals and polite rejections. You are not lazy. You are not poor. The problem is not with you. The problem is the advice you have been given.

The common wisdom for someone in your position is remarkably consistent. It tells you to work harder, save more aggressively, and wait for the perfect opportunity. It tells you to find a good deal, and then, once you find it, to get a property manager, because your time is worth more than the money you will save by self-managing. It tells you to start small, maybe with a duplex where you are the only tenant, and then to scale. This is all well-intentioned.
